Barr Homes Process
You’ve checked out the competition and compared products and pricing and you’ve chosen Barr Homes to build your new homestead. Great choice, but what comes next? If you’ve never purchased a new home before, the process can be a bit of a mystery. The professionals at Barr Homes are here to lead you through the home buying process step by step.
At Barr Homes, you can choose from a great selection of home plans, any of which can be customized to fit yours and your family’s needs. If there’s something you want that we don’t offer, please just ask. We can handle most any request you might have. When you purchase from Barr Homes you also have the option of upgrading your new home to be a registered Energy Star ® home. Whatever type of home you choose to build with Barr, it will be built with attention to detail by some of the top trades in Kingston.
Once we receive your written offer, we will meet with you in a pre-construction meeting. This is your opportunity to select interior and exterior finishes and colors. Some of these choices include but are not limited to shingle color, brick and siding selections for the exterior of your home and flooring, cabinet and countertop selections for the interior.
Barr offers a wide selection of quality finishes as a standard but keep in mind that you can choose to upgrade to hardwood flooring, ceramic tile, a fireplace or even a classic stone exterior. We will work with you on all those details to make your house your perfect home. Options are only limited by your imagination and your budget. Barr Homes can even customize your new home to provide greater accessibility if you have mobility issues.
The process of building a new home typically takes 4-5 months from the time an offer is firm to the day of possession, however, Barr Homes takes great pride in their track record of completing your new home earlier then promised and most of the time we give the new homeowners the opportunity to get into their new home earlier than promised.
At Barr Homes, after your offer and selections have been completed, the construction process begins. Each new home follows the same general path to completion.
- Foundation
- Framing
- Roofing
- Plumbing rough in
- Electrical rough in
At this point in the process, the homeowner is asked to visit the home. This gives you the chance to make any changes that may be required and we also take this time for you to layout where you want your bell and cable outlets located as well as flooring transitions. At that point, construction continues. It usually takes about 10 weeks from your framing inspection until your house is completed.
- Insulation
- Exterior finishing
- Drywall and taping
- Painting
- Flooring
- Kitchen and bathroom cabinets
- Trim
- Electrical finishing
- Plumbing finishing
- Painting finals
- Clean up & delivery
Once the home is entirely finished with all your selections, you are asked to return to perform a pre-delivery inspection. This is where you confirm that the all the finishes are what you selected at the beginning of the process and itemize any details that have yet to be completed, such as seasonal items like final grading and sod. This may also include such items as the brick on the exterior of the house which has to be applied in warmer weather.
The pre-delivery inspection is the last step before the lawyers proceed with closing the deal. Once all the paperwork is signed and funds transferred, you will receive the keys to your new home.
"We involve the client right from the start with a preconstruction
meeting to get all the little details on the plan."
